Moderator: Stefan Pellegrini, Principal, Opticos Design, Inc. This session examines and debates the potential for medium-density housing as an essential future component of our livable communities. Several indicators have increased recent interest in higher-density housing, including changing demographics, decreasing housing affordability, and increasing efforts to conserve energy through more compact development patterns. At the same time, higher-density housing has been challenged by high development and entitlement costs, limited market share, and incessant NIMBYism.
