Several indicators have increased recent interest in higher-density housing, including changing demographics, decreasing housing affordability, and increasing efforts to conserve energy through more compact development patterns. At the same time, higher-density housing has been challenged by high development and entitlement costs, limited market share, and incessant NIMBYism. Well-designed, medium-density housing, however, suggests that there is a high potential for cost effective, appropriately-scaled development patterns that will allow today's low density communities to evolve and transition in response to future challenges.
